THE BALANCES ON THIS STATEMENT WILL BE CHARGED AUTOMATICALLY TO YOUR CREDIT CARD ON THEIR DUE DATES LISTED, UNLESS YOU HAVE PREPAID IN FULL, PAID BY CHECK, OR HAVE MADE OTHER ARRANGEMENTS WITH US.

 

 

Policies at Time of Reservation:


A $100 non refundable charge will be made to your credit card at the time the reservation is made which will be applied to the rent.  Also at this time, the security deposit & 30% of the rental monies will be due to confirm & hold the reservation.  This must be done at the time of the original reservation, and can be done by check or credit card.  The balance of the rent money is due eight weeks prior to arrival.  Your responsibility as the renter is to have your payment in on or before the due date. Please note, our automated reservation system will kick out your reservation resulting in the LOSS OF YOUR MONEY AND RESERVATION if payment is not entered on time.  There is a $100 non-refundable pet fee for housing your pet in our pet friendly units.  They are AG Casa Marina Units #1, 2, 3, 4, 6 & 11103 Gulf Drive N.

 

**Rental periods for less than 1 week are subject to a cleaning fee, as listed above.

·        Prices are subject to change without notice

·        All reservations are subject to 6.5% Florida Sales tax, and a 4% resort tax


Rules:


·  Absolutely no unattended children in pool area

·  Absolutely no pets in pool area

·  Absolutely no night swimming

·  Monthly rates are based on a FOUR WEEK stay

·  We reserve the right to require full payment for stays of less than one week, for stays during holidays, for spring and winter season stays, and for promotional discounts.

·  Large gatherings and parties are not allowed. Quiet time is observed between 9:30pm until 7:30am. Violators will be evicted and will loose their reservation and their money

·  There are no refunds after arrivals

·  All units are no smoking, smoking is allowed in outside porches only


CANCELLATION:


All deposits and rent monies for spring season and all holidays are non refundable.  We are a small boutique type resort and require strict cancellation policies to be able to stay in business.

  • We will try to re-rent your unit for a 15% fee to mitigate the losses of renter and management.
  • Non-spring season and non-holiday cancellation, if done 90 days prior to your arrival, will be eligible for a credit voucher. The voucher will be for the amount you paid minus the $100 fee, for a future stay.  The voucher is good for one year from your original reservation date, based on available occupancy. Please try to make reservation in a timely fashion to refund your voucher, and receive the dates you desire.

Sorry there is no refund for late arrivals, early departures, inclement weather, malfunctioning equipment or because your accommodation failed to meet your expectations.  Please study our website carefully before you choose your accommodation.


OCCUPANCY:


1)  Units #1, #2, #3, and #6 have accommodations for 4 persons & one parking space per unit.  Unit #4 and 11103 Gulf Dr. N. have accommodations for 6 persons with 2 parking spaces.  Unit #5 has accommodations for 10 persons with 2 parking spaces.  11101 Gulf Dr. N. has accommodations for 11 persons with 2 parking spaces.  NO ADDITIONAL PARKING SPACES ARE ALLOWED FOR EXTRA VEHICLES!  We only offer one additional parking space for guests.  If the number of OVERNIGHT guests exceeds the maximum capacity, you will be asked to leave, and your deposit and rent will be forfeited.

2)   No parties or large gatherings.

3)   There are no refunds for inoperable equipment.

4)   Smoking is not allowed inside any unit.  We reserve the right to charge up to $100 for elimination smoke odors. Please dispose of butts and ashes properly, and not in our planters.


GUEST AGREES TO:

1)   Leave unit in SAME condition as FOUND to avoid a cleaning charge.  This includes returning all furniture, glasses, cookware, lounge chairs, etc. to their original locations.  Please note that we only have limited time to prepare the unit for the next tenant.  Basic cleaning is included in the rent, but the tenant is expected to leave the refrigerator empty, and the stove, oven, microwave, coffee maker, mixer, and barbecue area reasonably clean.  There will be an automatic $25 charge if these conditions are not met.

2)   All leftover food and condiments must be put in plastic bags in the garbage cans to avoid spillage and attraction of rodents. 

3)   Leave your AG-Casa Marina ring key on the dining room table and lock your unit with only the doorknob lock.  DO NOT LOCK THE DEADBOLT.  Leave your combination lock key in its original location, or you will be charged the $50 replacement cost.

4)   Remove all used linens including towels, bedding, sheets, and pillowcases from your beds and bathrooms and place them in the laundry bags provided and place them by your door by 9:30 AM.  Please remove all used soap and razors from bathroom(s).  LEAVE PILLOW SHAMS, MATTRESS COVERS, AND COMFORTERS ON TOP OF THE BED.

5)  The city collects garbage only twice per week on Wednesday and Saturday in Bradenton Beach (AG-Casa Marina). On Monday and Thursday in Anna Marina 11101 + 11103 Gulf Dr., and Villa del Mar, so please place all of your trash and leftover food in PLASTIC BAGS ONLY, (NO PAPER BAGS PLEASE) and place them in your designated outside garbage can the day before collection to avoid foul odors, and most importantly pests and rodents. 

6)   Run all checkout day dishes through washer (if applicable).  Dirty dishes will     result in a $25 additional cleaning charge.

7)   Park only in assigned spaces.

8)   DO NOT KEEP FISHING BAIT OF ANY KIND IN THE REFRIGERATOR OR FREEZER.  YOU WILL FORFEIT YOUR DEPOSIT IF YOUR FREEZER/REFRIGERATOR HAS BAIT OR FISH ODOR. 

9)  Guests in units #4 and #5 agree to control noise such as moving furniture, running, children, slamming doors, dominoes, etc, that my disturb any tenants that may be below them,  particularly during early morning and late evening hours.  Tenant also agrees not to sweep sand or dirt, or empty coolers onto decks below. 

10) SHOWER THOROUGHLY before entering pool.  If you apply suntan lotion, sun block, etc., you must shower after application or if you are sandy, before entering the pool.  Oil stains and/or damage caused by tenant requiring drainage of the pool or pressure washing due to oils or clogs, and any additional costs will be the responsibility of the tenant and will be deducted from the security deposit.

11) TENANT AGREES NOT TO FLUSH ANY SANITARY NAPKINS, OR PAPER TOWELS DOWN THE TOILET THAT MAY RESULT IN OVERFLOW OF THE TOILETS.  YOU WILL BE RESPONSIBLE FOR ANY DAMAGES CAUSED.


RESORT AGREES TO:


1)   Provide a clean, fully equipped unit, which includes:

a.  All dishes and kitchen utensils.

b.  Coffee pot, microwave, blender, ironing board, etc.

c.  All linens and towels.

2)   Cover the cost of utilities, cable, and local telephone.

3)   Do our best to provide the guest with the unit of their choice, but reserve the right to switch units of same price or upgrade at no additional cost.

4)   Provide “check-in” day supplies of toilet paper, paper towels, hand soap, and dish soap for your arrival.  Refills are the tenant’s responsibility.

5)   Resort does not have an on-site office, so please contact us at #(941) 504-9352   48 hours prior to your arrival if you did not receive your check-in instructions prior to your arrival.

Guest has read and agrees to abide by the guidelines and regulations described herein.  Failure to return this confirmation does not release guest from obligations and rights stated above.  Collection fees (including attorney’s fees if applicable) will be assessed to guest’s account.

 

NOTE:  Absolutely no check-ins before 4 PM and no checkouts after 10 AM.  NO EXCEPTIONS.  A half-day’s rent will be charged for late checkouts.  If you take over the unit before it is completely ready, our cleaning responsibility ceases.
